In the end, you can sit at home with poor repairs.
Update your wallpaper and linoleum, and replace the plumbing if necessary. Make sure all communications are working properly. If the sockets spark, and the hot water is regularly turned off in the house, the guests will probably mention this in the review. Try to look at your home with a fresh eye: you usually get used to little things like peeling doorknobs and a shabby rug at the entrance, but they will immediately catch your guests' eyes. Create a detailed ad
Mandatory parameters - area, cost, number of rooms and area of the apartment or house. Additionally, indicate on which floor the apartment is located, whether it has a balcony, and the building has an elevator. It's better not to bump into the lyrics: put yourself in the shoes of a tourist looking for an overnight stay in another city, and think about what you would like to know about housing before renting it.
Tell us how many sleeping places are in the apartment or house, what kind of furniture and household appliances are, what is with parking, how far are public transport stops and main tourist sites. If you have a great view from the window, and there is a lake, park or forest nearby, this is also worth mentioning - of course, with photos.
So that there are no conflicts with tenants, immediately tell us about the living conditions - for example, you can smoke only on the balcony or on the street, and the like.
Decide on the price
Traditionally, on New Year's Eve, the cost of short-term rental housing grows - apartments and houses are sometimes two or three times more expensive. It is important to strike a balance here: if you openly raise the price, it will alienate guests, but too low a cost can be dangerous - it may attract the wrong tenants whom you would like to see in your home.
Look at the ads in your area and determine the price bracket within which it is better to set the cost of the reservation. Just do not break away from reality: if a house with a bathhouse and a swimming pool is rented out next door for 10,000 rubles a day, it is unlikely that someone will be flattered by a hut with amenities on the street for the same amount.
Avito Real Estate has a service. The tenant indicates the dates of arrival and departure, and you receive an order with a prepayment for the first day. If the guest cancels the reservation later than two weeks before check-in, the prepayment minus 10% commission will remain for you.
In the booking calendar, you can mark the days suitable for check-in and indicate the rental price for each date. Sign a contract
It will not work to arrange a hotel or hostel in an apartment building - the Housing Code prohibits. But you can rent an apartment for daily rent, but on the condition that everything will be legal - the owner needs to conclude contracts with tenants and pay taxes. In fact, such an agreement is needed not only to justify before the tax authorities if the neighbors suddenly complain. First of all, this is your protection from too violent tenants who are used to carousing to the fullest.
The employment contract is concluded in writing. It should indicate the address of the apartment or house, the area of housing, the passport data of the parties and the rental conditions - the period, the cost per day, the procedure for payment, the time of arrival and departure. Do not forget to mention the rights and obligations of the landlord and tenant - for example, the owner must provide a house with furniture and household appliances, and the guest promises to take good care of the property and return a set of keys to the owner upon departure.
An inventory of the property that is in the house can be attached to the contract, and at the same time draw up an act of acceptance and transfer. It's good if the inventory includes photographs: you don't have to figure out who left the wine stain on the light sofa - you or guests.
