Pros and cons of seasons

Winter

The season of outdoor recreation is over, and the spoiled weather discourages all the desire to go out of town. And this applies not only to those who are looking for a summer residence. Many people also postpone the search for a cottage or townhouse until spring. And in vain.

During the winter months, the demand for suburban real estate decreases, and with it prices fall.

The sooner the owner needs to sell the house, the more he is inclined to bargain. So you can save tens or even hundreds of thousands of rubles. However, you need to be prepared for the fact that the choice will not be as large as in summer and spring.

In winter, it is easy to find out if there are leaks and design flaws. So, if there is frost on the walls, it means that the building has problems with thermal insulation. And puddles on the windowsills and wet spots on the ceiling signal insufficient waterproofing.

You can also assess whether the roads in the village are being cleaned. It happens that a light snowfall paralyzes life for several days. If you are going to come to a country house in winter or live in it all year round, this is an extremely significant factor. At the same time, it is worth checking how quickly you can get to important destinations. Is it close to the store, how long does it take to get to school, hospital, work. In summer, you can spend a few minutes on the road, and hours in the slush and snow.

It is important how the settlement is populated in winter and, if not, how it is guarded.

If for six months all nearby houses are empty and no security measures are taken, you run the risk of finding decay, devastation and traces of the life of uninvited residents on your site every spring.

If you buy a house in the winter, you must be prepared for the fact that external repairs will have to be postponed until spring. But with cosmetic repairs, you can just have time for the season. In addition, there is a danger of overshooting the site. Under the snow, it will be difficult to see potholes and ravines.

Spring

This is the peak period for the sale of suburban real estate. Anyone who postponed the purchase in the winter starts looking for a summer cottage or cottage in the spring. Moreover, many buyers are determined to spend the summer on a new site. And it will not be difficult to find it: there are a lot of offers. Of course, such activity is reflected in the price: it will be high.

The main advantage of a spring purchase is the ability to assess how water leaves the site. If there are deep puddles until June, and the soil is swampy, it is clearly worth looking for more. This is also a great time to find out if roads are limp and how quickly they dry. If you dreamed of a vegetable garden, then by the type and number of plants it will be possible to assess the fertility of the soil and the efforts that need to be made to grow a rich harvest on it.

During the season, it is easier to get to know your closest neighbors and find out if you will be comfortable being around. If they are fond of noisy parties from Friday night to Monday morning, they abuse alcohol and are prone to aggression, you will hardly be able to live in peace. A three-meter fence will not save here either. So it's best to clear this up in advance.

Summer

Summer retains the benefits of spring and adds new ones. For example, it is easy to find out not only the whole truth about the neighbors, but also about the other residents of the village. We are talking about insects and other animals. In nature, there is nowhere to get away from insects and spiders, but everything needs a measure. If in the evening a swarm of mosquitoes is circling around the house, and the strawberries are not visible because of the slugs, the priority for the coming months, or even years, will be a war with them. If you don’t need this, it’s better to look for properties during the insect season.

Homeowners with plots tend to lure buyers with the promise of fruit trees and shrubs. But in winter, these are just bare branches - it is difficult to understand what will grow on them. In spring you can estimate the number of flowers and ovaries, in summer and autumn - the harvest. It will be difficult to make a mistake.

Autumn

This period is similar to spring with rare exceptions. The yield of trees and shrubs is easier to assess, since they will not have flowers, but ready-made fruits. And the price of real estate at this time is already decreasing. At the beginning of the summer season, sellers are not afraid to set high prices, they still have a whole summer to sell. If the object is not gone by the fall, this is a reason to slow down your appetites.

When is the best time to buy suburban real estate

It is worth setting priorities and choosing a season depending on what is important to you in a country house. If you are looking for an expensive object, you should approach the issue as seriously as possible.

We recommend that our clients first rent a house in the place where they want to buy real estate, and live exactly a year in order to experience all the pros and cons of country life in every season of the year. Self-cleaning of snow and leaves on the site, caring for the technical equipment of the house, the way to work, school, kindergarten, medical institution and other necessary infrastructure - all this is very important.

Another option is to start looking for a house in the summer in order to buy it in the late fall. In this case, you will be able to experience the benefits of each season (as a rule, in late autumn it is already quite cold and snowy).
